New Hardwood, Ready to Sell!

First impressions are huge. I was invited by the stagers I work with to visit a house in a desirable neighborhood known as Cool Springs, an area of Franklin, Tennessee. The house, built twelve years ago, was showing it’s age and the natural finish hardwood in the entry, hall and kitchen was in poor condition and certainly wouldn’t attract any potential buyers. The hardwood finish was gone in some areas to the point you could feel the woodgrain.
The obvious answer was to replace it so I did with Versini's Roma Hardwood. It is an engineered oak in a popular walnut stain with a satin finish in a 3” width. My installers were able to finish 400 square feet, including taking up the “glued-down” existing hardwood, and shoemolding, removing / replacing the commode, and appliances and then installing the new hardwood, and new shoemolding. The result is an updated, ready to sell home. Oh, and I forgot to mention, also installed four bedrooms and a staircase of carpet and new tile in the master!
Staging projects are challenging though,  as I actually have three customers; the stagers, real estate agent and the homeowner. My favorite part is when the customers move to a house in the area and generally a job well done leads to a new project at their new address.

Would staging at your home make a difference?

Gray Furniture is Alive and Well in NYC
This find is from ABC Carpet and Home in New Your City. A bit more traditional than the other two, but I like the similarities in terms of the tonal gray qualities.

Dual Duty as a Kitchen Island or Storage for an Office
The third, most contemporary find and the largest of the three is a repurposed butcher block enhanced with a walnut stain, and a bank of nine drawers for additional storage. The drawers were painted with Sherwin Williams Paint Black Fox and then a silver glaze was added to give it that reflective property as well as enhance the oak grain.

At counter height this could be a kitchen island, with seating on the open side or use as a desk where additional storage is demanded. http://www.lasallecustomdesign.com/

Juxaposition of Views

I thought the subject matter of these photos were interesting - sort of a juxaposition on reality. Photo on the left: There was a house there yesterday! Photo on the right: Is this the view I paid for?
